Patching problems

I'm trying to patch my Trainz 2010 from 42203 to 44088 but every time I run the patch, it comes up with this message:

This patch file is not applicable to your current installation version.
No valid patch operation was specified. Patching aborted.

I don't understand what this means.
Please can somebody help me get this patch to work?

Check what folder it is patching. This will be mentioned at the top of the patcher window.
