As it turned out, there are minor behaviors differences in the Steam and Trainz Store versions.

And we can compare the two versions (Steam and Trainz Store) and find out exactly which files are different. If you have Build 126273, TRS22 SP4 (Trainz Store Windows)
You can use any utility to check checksums, or install the one that I use - HashCheckSetup-v2.4.0.exe: https://github.com/gurnec/HashCheck/releases/tag/v2.4.0
Then copy the checksumsTRS22.md5 file to base game folder (Trainz Railroad Simulator 2022) and double-click on it. And see the result but In the language of your OS in such a window in less than a minute:
After the result appears, click twise on the header of the "Status" column and all missing and all non-matching files will appear at the top of the list:
