1) The Xeon needs a special motherboard.
2) No. This is a waste for Trainz.
The Xeon chip is also very expensive and not worth the money for playing a game. It would probably run just okay and not stellar due to its purpose. The Xeon is meant for high-precision calculations and intelligent branching operations which are found on servers and CAD/CAM and 3D modeling workstations.
If you're looking for a high speed processor take a look at the new Intel 3770-series i7s. I have one and at it's default clock speed, without overclocking, the speed is starts at 3.8 GHZ. The chip is fully over clock capable and is not that expensive.

I run a Xeon cpu because I prefer ecc memory, it does need a specalised motherboard but I use an ASUS workstation motherboard which I'm very happy with. If you are just playing games there aren't any major advantages the drawbacks are higher cost and a slightly higher current drain for the extra bits of circuitry in the cpu. If you are creating content then you are less likely to corrupt a source file.
