Real 0-4-0 on Ebay Bargain

I stumbled upon this

Whilst looking on eBay for a 00 gauge 0-4-0 I stumbled across this,
for £20.500.00, for a real steam locomotive this isn't bad.
Not exactly something I can get with my pocket money , but-hey!

Looking at that repairs list for the boiler, that'll be one expensive project.

Effectively the only things that appear to be serviceable are the firebox and the boiler tubes (or and dome, if fitted - not familiar with the prototype). Even then, the firebox requires work as well...
