HD Terrain and Regular 22

I know there are many threads on this but I need to be sure:
what's the deal with compatibility of Trainz Plus routes edited with HD Terrain and regular 22 and 22PE? Can it be done?

as you can see, a route with HD terrain has been exported to 22PE. Nothing shows up missing, however a few textures are just completely deleted and the terrain is doing this?
what am I doing incorrect? there is ABSOLUTELY no documentation on exporting from TrainzPlus to a regular version of 22.

Keep in mind: I have the most recent update for 22PE, so this should be working.

HD routes can be imported, but have limitations. They are a compromise between HD and 5m grids. They also can not be edited as HD, only 5m.

So what I'm seeing on my route is the best I can get, correct?

My understanding from multiple other posts in this forum was that, although the route couldn't technically be edited topography or texture wise, you could still see the HD terrain and texturing in 22.

Another significant difference is that the retail version does not feature HD terrain.
You will see a 4m terrain not HD
